The call-out covers the visit and the diagnosis. It comes off the bill if you go ahead with the repair the same visit — so you are never paying twice to find out what is wrong.

Prices

The price you hear is the price you pay.

Quoted before we start, from a rate book, not from what your driveway looks like.

Blocked drain

$180–$340 depending on where it is and whether the camera has to come out. Kitchen stacks are usually the top of that; a toilet is usually the bottom.

Burst or leaking pipe

$220–$600. Copper repair, PEX replacement, or a section re-run. The variable is access — a basement ceiling is cheap, a wall chase is not.

Tap or mixer swap

$160–$290 plus the fitting. If you buy your own, we will fit it — and tell you honestly if it is the kind that fails in two years.

Toilet replacement

$240–$420 installed, old unit taken away. Most of the cost is the removal and the seal, not the bowl.

Water heater

$1,400–$2,600 supplied and fitted, permit included. Tankless is more and is not right for every house — we will say which.

Sump pump

$450–$900 fitted. If yours is over eight years old and you have a finished basement, replace it before it proves the point.

Sell you a heater you don't need

If yours has five years left we will say so. The commission on a tank is the oldest trick in this trade and we are not interested in it.

Quote before we look

Anyone giving you a firm price for a leak over the phone is either guessing or planning to change it once they are in your house.

Charge you twice to diagnose

The call-out comes off the repair. You should not pay a second time for the half hour it took to find the fault.
